Welcome to our website. When we started our investment journey in multi-family residential properties, we were faced with aging infrastructure and high maintenance cost. Wall gas furnaces were breaking down and some tenants reported gas leak. The hot water faucet was not giving hot water or took a long time to produce hot water. It was during this time that our path intersected with the non-profit organizations like BayRen, Association of Energy Affordability (AEA), Stop Waste and Clean Tech California which are supported and/or funded by the state. These organizations provided financial incentives and technical assistance to multi-family residential property owners to help them move away from fossil gas to renewable/ electrical energy. In addition, we were able to accelerate our adoption of electrification and green energy upgrades at our property because our principal is also a co-owner of a one-stop green energy solution service provider, GLD Green Energy. We were able to use our properties to test innovative green energy solutions for multi-family properties as well as showcase our properties to our customers.
There are numerous benefits in running a clean energy, carbon free building. Firstly, California will be the first state in the US to ban the sale of gas appliances by 2030 and the sale of gas powered vehicles by 2035. Hence, it is prudent to think about making the switch in light of these developments. Secondly, it makes a lot of financial sense to convert. The state is providing significant financial incentives to help multi-family residential property owners convert to electric. Heat pump technology are very efficient. With 1 kWh of electrical energy, these appliances can move up to 6kWh of thermal energy to heat or cool your apartment and to heat water. This results in lower utility cost. Unlike gas, electrical appliances are safer for your residents and this will likely result in lower insurance cost. Last but not least, we will feel good because we are leaving behind a cleaner environment for our kids and future generations.
Our electrification journey has been very fulfilling. We learned a lot and continue to learn and benefit from the electrification of our buildings. We want to pay it forward and hence, we created this website to advocate the benefits of electrification and share our experience with rental property owners.
